Chillers

Chiller plant, cooling towers, and CHW systems kept online.

Central cooling is the largest asset on most commercial roofs. We maintain chillers, cooling towers, chilled water pumps, air handling units, and BMS-linked plant with isolation plans suited to occupied hotels and commercial towers.

Why it matters

Central plant that hotels and FM teams depend on

When chiller plant trips, comfort drops across entire floors within hours. We attend rooftop chillers, plant rooms, and cooling tower yards with structured fault-finding, not open-ended part swapping.

Work covers water-side and refrigerant-side diagnostics, pump and valve rectification, and BMS alarm review so facilities teams know exactly what failed and what to plan next.

What we deliver on site

Central cooling plant maintained under Gulf load

  • Chiller servicing

Scheduled checks on compressors, refrigerant circuits, oil levels, and safety devices aligned to manufacturer intervals.

  • Cooling towers

Basin hygiene, fan and drive inspection, drift eliminator checks, and water treatment coordination.

  • CHW pumps and valves

Pump seal, bearing, and vibration checks. Valve, strainer, and insulation rectification on live risers.

  • AHU and FCU support

Rooftop air handling units and fan coil units tied to central plant, including coil and filter maintenance.

If equipment is down now

When central plant trips on a live building

Call the Dubai line first. We route chiller, tower, and pump faults without waiting for a form reply.

  1. Share the alarm, affected floors, and whether redundancy is available.
  2. We confirm isolation and access with your FM or duty engineer.
  3. Fault-finding starts on refrigerant, water-side, or controls paths as appropriate.

Response targets

Severity-based routing and escalation

Breakdown calls are triaged by impact on occupants, revenue, and safety. Targets below reflect our standard operating procedure for Dubai and UAE sites.

Contract clients: severity table below

P1

Response: Within 2 hours (target)

Attendance: Same shift where access permits (target). Field coordinator to operations lead if not contained within 4 hours

P2

Response: Within 4 business hours (target)

Attendance: Within 24 hours (target). Operations lead review if repeat failure within 7 days

P3

Response: Next business day (target)

Attendance: Within planned PPM window. Scheduled via account coordinator

Target response and attendance times below are operational targets, not contractual guarantees. Contracted SLAs are agreed per engagement.
